Notion for Real Estate: The 30-Day Investor-Ready Build
Your deals, documents and reporting in one place, with a documented access model. Built by a certified Notion partner who spent 15 years in technology risk and IT audit.
See how it works →One engagement. One price. You decide again at day 10.
Your deal structure, live pipeline views and three working roles, running on your own deals. No migration and no sensitive data yet, by design.
Migration, full architecture, access model tested, investor reporting, training for you and the team, handover to a named owner.
Nothing. Working in 10 days or the deposit comes back in full, and you keep the workspace either way.
You already know where this breaks
Not "you're disorganized." Every firm your size has these five. What they actually cost is the part nobody puts a number against.
- An investor or lender asks for an update Days of principal time assembling something that should take an hour. Do that quarterly and it is a working fortnight a year, billed to nobody.
- A diligence request lands The documents exist. Nobody can produce them on demand. A slow data room gets read as a signal about everything else you manage.
- A date moves and nobody sees it Financing windows, option dates and lease breaks do not reschedule themselves. One missed date on one deal costs more than this entire engagement.
- The person who knew where everything lived leaves Institutional memory walks out with them, and you rebuild it from old inboxes at your own hourly rate.
- Operations are still manual when you raise or sell Diligence findings turn into price adjustments. A buyer pricing in key-person risk and undocumented process is repricing the firm, not a line item.
None of these are urgent on an ordinary Tuesday. They are only expensive on the day someone is looking at you, and that is never a day you get to choose.
How the 30 days run
Two phases, one engagement. The first ten days exist so that the decision to spend the rest is made against something real rather than a proposal.
Your firm, live on your own deals
I take workspace access on day one and model how your firm actually transacts. Not a generic real estate template, and not a slide deck describing one. By day ten you are looking at your own deals moving through your own stages.
- Deal structure modelled on how you transact. Your stages, your deal types, your terminology. Acquisition, development and hold do not share a pipeline unless you run them that way.
- Live pipeline and summary views using your own records. A handful of real deals, loaded so you recognise the business rather than a demo.
- Three roles configured and demonstrated working. Principal, team and external. You watch a guest hit "No access" rather than read that they would.
- A written gap list. Exactly what days 11 to 30 would add, itemised, so the decision at day ten is specific.
Everything moved in and handed over
The second phase is the labour and the change management. This is where the workspace stops being a good idea and becomes the place the firm actually works.
- Migration, inventoried and mapped. What lives in Drive, in email and in the folder nobody admits to, moved deliberately rather than dumped.
- Full architecture across deals, assets, documents and portfolio. Relations and rollups so a number appears once and reports everywhere.
- Access model implemented and tested. Confidentiality enforced by where a page lives, never by a filter, because a filter is not a permission. Five written tests you run yourself to prove it holds.
- Investor reporting. An update that assembles in minutes instead of costing you days of principal time every quarter.
- Training, two tracks. One for you, one for the team. Different jobs need different sessions.
- Handover to a named owner. A person on your side, a maintenance routine and full documentation, so the system survives me leaving.
Day 10 is your decision, not mine
You have placed a $2,500 refundable deposit and you are looking at your own firm running in Notion. There are exactly three ways this can go, and all three are fine.
It isn't working
Full refund of the deposit, no conditions and no argument about scope. You still keep the workspace and everything built in it.
It works, but not now
You stop and owe nothing further. You keep the workspace, the deal structure, the live views, the permission model and the gap list.
You continue
$12,500 releases days 11 to 30. Nothing is re-quoted, no change order appears and the price does not move.
What the engagement contains
Priced as if you bought each part on its own, which is the honest way to see what $15,000 is actually buying.
| The build | |
| Architecture, migration and access model | $16,000 |
| Reporting, training and handover | $6,000 |
| Foundation build and written gap list | $3,000 |
| Included at no extra cost | |
| Notion Business, three months, through my partner account | $1,500 |
| 60 days of adoption support after handover | $2,000 |
| Five permission tests and the configuration checklist | $1,300 |

What you are risking
Your $2,500 is a refundable deposit, not a payment. Two guarantees, both unconditional, both in writing before you send anything.
Working in 10 days, or it's free
Your structure, live, with real views, walked through with you. Ten days from the day I get workspace access. If it isn't there, the full $2,500 comes back and you still keep the workspace.
Running it, or I keep working
If your team isn't running it 30 days after handover, up to 8 further hours within 60 days. Running it means your named owner can create records, adjust views and manage permissions unaided.
No conditions attached. No scope clause, no requirement to prove you tried, no deduction for work already done. The only way you lose money here is if I fail to deliver, and in that case you don't.
Why me
Your data gets an access model, not a shared folder
CISSP, CISA, CISM, CRISC, ISO 27001 Lead Implementer, AIGP. Across the certified Notion consultant directory, not one other consultant holds a single security credential. Fifteen years in technology risk and IT audit, most of it at EY.
A method, not an improvisation
Assess, architect, build, adopt, sustain. Defined deliverables at every stage and a gate before each one. Most Notion work has no methodology behind it, which is exactly why so much of it is abandoned.
I work inside your workspace at no seat cost
As a registered Notion Consulting Partner I can be added to your workspace without taking a paid seat. Most firms don't know this is possible.
60+ engagements, 50+ countries, rated 4.92/5
Certified Notion Admin, Service Specialist and Technical Specialist.
Founding engagement
This offer is new and priced accordingly. The first three firms get founding terms, in exchange for something I need as much as they need the build.
After handover, if you want it
Deliberately not bundled into the $15,000, because a retainer sold inside a build is a retainer nobody examines.
- Expert on call. Async by default, one live call a month.
- Quarterly health check, before things quietly decay.
- Permissions review as people join and leave.
- Cancel anytime. No lock-in and no notice period.
Questions
Notion is $20 a month. Why is this $15,000?
The license is the software. This is the system that runs in it, and the reason it still works six months later. Set it against one deal going sideways, not against the subscription.
Can't we just do this ourselves, or with ChatGPT?
You can, and plenty do. What usually comes back is a long list of databases nobody on the team opens. The build is the easy half. Deciding what your firm actually needs, and getting people to use it, is the half that takes the experience.
Do we have to hand over confidential investor data?
No. The first ten days run on your structure with a handful of non-sensitive records. Confidentiality levels and access rules are designed before any sensitive material moves.
What if we stop at day 10?
You keep the workspace, the structure and the gap list, and you owe nothing further. If the reason you are stopping is that it isn't working, the deposit comes back in full as well.
Is the $2,500 on top of the $15,000?
No. The $15,000 is the whole engagement. The $2,500 is the first instalment of it, and the remaining $12,500 falls due at day 10 only if you decide to continue.
How much of our time does this take?
One 45-minute discovery call, a short content inventory, one walkthrough, and two training sessions. Everything else is on me.
One engagement. One price. You decide again at day 10.
Your deal structure, live pipeline views and three working roles, running on your own deals. No migration and no sensitive data yet, by design.
